Advanced Service
The Service Provider shall furnish comprehensive residential property maintenance and preventative care services designed to preserve, protect, and enhance the condition, safety, functionality, and value of the Client's property. Services include scheduled and on-demand inspections of interior and exterior building systems, preventative maintenance of household components, seasonal property preparation, minor repairs, equipment servicing, replacement of routine consumables, safety assessments, and detailed maintenance reporting.
The Service Provider will monitor the overall condition of the property, identify actual or potential maintenance deficiencies, and develop recommendations for corrective action. Services may include coordination and oversight of third-party contractors, project management of approved repairs, maintenance scheduling, vendor communication, warranty tracking, and documentation of completed work.
Routine maintenance activities may include HVAC filter replacement, smoke and carbon monoxide detector testing, gutter and drainage inspections, weatherproofing, door and window adjustments, caulking and sealant maintenance, appliance inspections, plumbing fixture inspections, lighting maintenance, lubrication of mechanical components, and other preventative measures necessary to maintain optimal property performance.
The Service Provider shall maintain detailed service records and provide periodic property condition reports outlining completed work, observed deficiencies, recommended repairs, and projected maintenance needs. Emergency response coordination and priority service scheduling may be provided as outlined in this Agreement.
Services requiring specialized licenses, permits, or certifications, including but not limited to major electrical, plumbing, HVAC, roofing, structural, or code-regulated work, shall be performed by qualified and licensed contractors unless otherwise permitted by applicable law. Such services are excluded from this Agreement unless specifically authorized in writing.
The Service Provider shall perform all services in a professional manner consistent with industry best practices and shall exercise reasonable care to ensure the ongoing maintenance, safety, efficiency, and long-term preservation of the Client's property.
